Unless he's going to live in the rental property, $15k is definitely not enough for a downpayment for a rental, for at least a property that can be mortgaged out.

I'm in michigan and you can cop some property's so cheap got a people I've been watching come up over the last few years. Completely forgot to see where OP is at though

You see where I'm going with this. You have capital which most ppl don't have now put the work in of learning ways that fit for you to make money

False...Iím in Michigan, & 15k is a great start. Iím working on getting my first 2 rentals & If he goes to the bank(example: credit union one on Woodward) 15k w/ 700+ credit he can get 2 properties with 10k probably less & use the 5k for stash for repair & updates....

Op look into FHA loans higher interest but you can put even less down.

Fam look into modular homes flthat you can put on land & rent out.....

Look in Detroit...my wife & I are debating if we want to invest in properties there...less money to purchase the homes(some under 10k) but need major renovations or tear downs...

Just go to the bank with your 15k & tell them you want to get into investment properties & make a deal....

Highly misleading... This works in Michigan, but not the rest of the MAJORITY of the country..... especially with your claim on securing a conventional mortgage. FHA loans will require PRIMARY RESIDENCE, so that's a huge caveat and a lot of planning in order to even consider the investment...
