Oklahoma is without question the WORST state on America. I legit wouldn't wish OK on my worst enemy. All OKC has going for it is the OKC Thunder and all their 1000 water parks.

I don't know much about buying a home honestly, but what happens when the inevitable Tornado happens? That's gotta fu*k with the value right?

Property taxes are where it matters...of course you're paying a ton for real estate in and around major cities (dc la etc) but I'm in Jersey paying $6k+ on my "starter home" in taxes. While people in more rural areas have mansions paying less than $2k for property tax

It wouldn't necessarily effect the value of the home as much as it would your home owners insurance rates. When Sandy hit jersey etc, tons of homes flooded and sh*t but the value in the areas is still higher than ever. People got their insurance checks and built lifted houses this time around. Only thing that changed is their home owners insurance could drop them if they don't lift their homes in the flood zones

I live out in Kaneohe and bought a 3 bed 1 bath for 500k maybe 5 years ago, it looked like a haunted house, and had to renovate everything, that's basically everything on the windward side, bunch of older folks selling as is. Kailua.. forget about it a small single family home will be like 800k.

Where on the Big Island do you live? Hilo or Kona side?

Lots of Chinese buyers paying cash. But many bring financed. Depending upon whether or not your a first time home buyer don't always need 20%. But if you're not a first time home buyer you still don't need 20% you just get hit with homeowners insurance, which will run you like 300 to 900(depending on the size of the loan) a month on top of your mortgage

They are cheaper but hoa/condo fees pushes that monthly payment up lowering your purchasing power.

Same way I feel about when they mention NC. Raleigh/Durham and Charlotte are two totally different playing fields. You ain’t getting sh*t in those area for 93k unless you in some bullsh*t.
