Jul 10 - Here’s what a ‘starter home’ will cost you in every state across the country

image

A “starter home,” a temporary stop on the way to that coveted “forever home” of the American Dream, is defined by Zillow Z, +3.19% as housing in the lower third of the market in terms of price.

For years, inventory of these smaller, more affordable homes has been drying up amid nosebleed real-estate prices and the younger generation’s penchant for renting — or living longer with parents.

But that’s beginning to change.

In the first quarter of 2019, starter-home inventory rose 3.5% from a year ago – the fastest annual growth rate in more than 6 years, according to Trulia.

That doesn’t mean they’re any more affordable, however. The 10 markets with the largest gains in inventory, like the Bay Area, Seattle and Los Angeles, are also among the nation’s most-expensive housing markets.

As you can see, the larger the circle, the larger the median home values. The blue outline represents median value of all homes in the state — the thicker the blue line, the greater the difference between starter homes and the overall median.

Here are the most expensive by starter home value:

1. Washington, D.C. $335,700
2. Hawaii $331,500
3. California $305,300
4. Colorado $247,600
5. Washington $243,700
And the most affordable:

1. West Virginia $42,300
2. Oklahoma $50,700
3. Arkansas $56,800
4. Michigan $58,000
5. Kansas $61,200

That’s about right for Colorado. Granted that price in Colorado Springs is about what that is these days gets you sh*t considering how outdated and a lack of an economy the Springs has compared to the metro area ~70 miles north into Denver and its surrounding areas.

If you dont have over 20k in your saving you're a broke man. I absolutely glad I dont owe student loans in my late 30s. Look, the bottom line is if you're not going to make it inside of the corporate world go and get your commercial drivers license.

331K for Hawaii is totally inaccurate, maybe on the neighbor islands but not on Oahu. more like 500-600k for a fixer upper single family home.

I was just going to post this. I live on the Big Island. Bought my house for about $300k. It's brand new built in 2018, 3 bed/2 bath and on an acre of land(weird flex but ok). My wife's cousin and her husband make close to $200k a year and can't afford to buy a house on O'ahu. Well at least close to town. I think the average is $800k. sh*ts crazy. I think kinda sh*tty condo's go for $400k.

What part of NY is that price ? Certainly not the boroughs. In the boroughs you’re looking at 300k bare minimum for a distressed home that needs lots of work.
